

The Hepfner Conroy House was a particularly challenging house remodel and addition completed in the historic "M" Streets Conservation District in Dallas, TX.


The orignal house was only a 1300 square feet flat built on post and beam foundation in 1929. The additional upper story and enlarged foot print of the house had to bypass the original structural frame from newly poured enlarged footings through the walls and support the second floor with a series of new trusses just above the original plaster ceilings. The back half of the original roof was removed for the second floor and a new upper roof was installed behind the orignal cross axis roof.


In addition to the structural challenges, the Historic Conservation District threw as many obsticals our way as possible. The 2nd floor addition was not allowed to be seen from the street and the integrity of the house's original historical composition and detail had to be maintained for the neighboorhood. The Conservation District required several submittals and reviews of the addition to verify that all requirements were met to avoid the "McMansion" phenomenon that is creeping up on the neighborhood just outside of the Conservation District Jurisdiction.
